We do many things that culminate in the settlement We can advise you concerning themany aspects of your purchase.Once you ask us to conduct your settlement, we order and review a title abstract, survey and land record documents, including the status of real estate taxes. After our review we prepare a title insurance binder that is sent to your lender. A payoff statement is ordered from the seller's current lender. Our office coordinates the settlement date and time with you and your lender; Loans must be settled and funded before your "lock" expires. We prepare the settlement statement and meet with you to explain the documentation involved in the loan; After settlement we process the loan documents and payoff prior loan(s). The new deed and deed of trust is recorded at the Clerk's office and a final title insurance policy is issued. As you can see, a lot is involved.
