We are attorneys who have handled hundreds of settlements.We are involved throughout the process. You can talk directly with an attorney. We have the expertise, experience and ability to get the job done at a reasonable cost. What does the settlement attorney? We do many things that culminate in the settlement We can advise you concerning themany aspects of your purchase.Once you ask us to conduct your settlement, we order and review a title abstract, survey and land record documents, including the status of real estate taxes. After our review we prepare a title insurance binder that is sent to your lender. A payoff statement is ordered from the seller's current lender. Our office coordinates the settlement date and time with you and your lender; Loans must be settled and funded before your "lock" expires. We prepare the settlement statement and meet with you to explain the documentation involved in the loan; After settlement we process the loan documents and payoff prior loan(s). The new deed and deed of trust is recorded at the Clerk's office and a final title insurance policy is issued. As you can see, a lot is involved.
